Each job is performed and invoiced by one company, named on the quote and the invoice. Building contracts issued by RBS Estaires LLC contain their own terms; where they differ, the signed contract controls. Quotes and scope Quotes are written from plans, a site visit or photos and are valid for 30 days. They state the scope, the price in US dollars, what is excluded, and the schedule. Work outside the scope is priced as a written change order and approved by you before it is done. Site conditions You agree to provide access, power, and a site ready for our stage (framing inspected and mechanicals complete before insulation; insulation inspected before board). Time lost to an unready site, or to clearing other trades' debris, is billed as labor at the quoted rate. Payment Builders and property managers on approved account: Net 30 from invoice date, with any early-payment discount stated on the invoice. Homeowners and renovation clients: deposit at signing, stage payments as work completes, balance at completion. Building contracts: deposit, draws and balance per the contract. Cancellations with less notice are charged for materials already ordered or delivered to the site (less what can be returned) and one day of crew time. Deposits are refunded less those costs. After work starts Stage payments cover work completed and materials installed; they are not refundable. If you stop a job in progress, we invoice the completed portion and any non-returnable materials, and refund any deposit balance above that. Workmanship If a stage has a defect in our workmanship, we return and correct it under warranty at no charge for labor. Refunds are not issued in place of warranty work unless we are unable to correct the defect. Refund timing Approved refunds are issued to the original payment method within 10 business days. Almost every drywall quote comes down to a price per square foot of board, hung and finished, plus a few line items for the things that are not board. Here is how RBS Services builds a number so a builder can compare quotes fairly. The base number For a typical new home with 8- or 9-foot ceilings, 1/2-inch board, and a Level 4 finish, hang, tape and finish runs in the range of $2.00 to $3.50 per square foot of board, material and labor. That covers delivery and stocking, hanging and screwing off, corner bead, tape, three coats of compound, sanding, and cleanup of our debris. Finish levels, briefly Level 4 is the standard for painted walls and ceilings: taped, three coats, sanded smooth. Level 5 adds a skim coat over the whole surface. Specify it for critical lighting (long walls washed by windows or sconces), dark or glossy paint, and high-end work. It adds a coat of compound and another day of sanding, so it is priced higher. Attics: blown-in Blown-in fiberglass or cellulose is the standard way to reach R-50 in a flat attic. The installer sets depth markers, blows to the depth the product needs for R-50, and installs baffles at the eaves so the soffit vents stay open. Attic hatches get insulated and weather-stripped. Fixed price or cost-plus A fixed-price contract states one number from a complete plan set and specification. A cost-plus contract bills actual costs plus an agreed fee and suits projects where the design is still moving. Either way, the contract spells out the payment schedule, the estimated timeline and what is excluded (for example site work, landscaping or appliances). The typical schedule Deposit at contract to secure the start date and fund permits, engineering and early materials. Draws at defined stages , for example: foundation complete; framing and roof dried in; mechanical rough-ins and insulation; drywall and exterior finish; cabinets, trim and flooring. Balance at substantial completion , when the home is usable for its intended purpose, with a punch list and a small holdback released when it is done. Each draw is invoiced against a stage sign-off with photos; lenders often require an inspection before releasing construction-loan draws, and we schedule around that. Change orders Anything that changes scope or price after signing is priced in writing and approved by the owner before the work is done. Change orders are billed with the next draw. This is the single biggest source of disputes on residential projects; a written change order avoids almost all of them. Lien waivers and paperwork With each draw you receive a lien waiver for the amount paid, and on request the waivers from major subcontractors and suppliers. Keep them with your closing documents.
